Eligibility, Restrictions, and Selection
To purchase this deed-restricted home, interested households must submit a hard copy of the Town of Eagle’s LERP Housing Application for the Local Employee Residency Program (LERP) to The Valley Home Store. The application may be completed either on paper or electronically, but it must be printed and delivered as a hard copy to The Valley Home Store. Buyers are required to meet the eligibility criteria specified in the Master Declaration of Covenants and Restrictions Concerning the Occupancy and Resale of Property Designated by the Town of Eagle as a Local Employee Residence, as well as the Local Employee Residency Program Housing Guidelines. These restrictions define who is eligible to purchase the home and establish the Maximum Sales Price, ensuring the property remains affordable over the long term.
If two or more offers are received, priority will be given to the applicant with the highest score, as determined by the criteria set forth in the LERP Housing Guidelines.
How to Apply
-
Contact your lender to secure a prequalification letter. This document confirms your financial readiness to purchase a home and is required to proceed with your application.
-
Access the Town of Eagle’s Local Employee Residency Program (LERP) Application. Carefully review all instructions and complete every section of the application. You may fill out the application electronically or by hand, but you must print the completed form and deliver a hard copy to The Valley Home Store.
Please note: This process is different from using The Valley Home Store’s Online Application Portal and HomeKeeper. All LERP Applications must be submitted as printed hard copies. Electronic submissions will not be accepted.
-
Submit all required supporting documents with your LERP Application to verify your residency, employment, income, and eligibility. This includes proof of living and working in Eagle County, your most recent federal tax return, a history of your employment and residency in the Town of Eagle or other areas in Eagle County, and a signed Prospective Purchaser Affidavit.
Refer to the LERP application for a complete list of required documents and detailed instructions.
It is important to note that each deed restriction is unique, with specific requirements and guidelines that must be followed. Carefully review the deed restriction and the housing guidelines associated with the property to ensure you meet all eligibility criteria. Understanding these details will help you navigate the application process and avoid potential issues.
-
The LERP Application includes a Buyer Bid Sheet, also known as an Offer Form. Ensure all required fields are completed accurately.
-
Deliver the completed LERP Application and all required supporting documents as a hard copy to The Valley Home Store’s designated broker. To ensure someone is available to greet you and accept your materials, we encourage you to contact the broker in advance to arrange a convenient drop-off time or to receive instructions for using the onsite dropbox.
Broker contact information can be found in the Contact Us section below.
If an offer deadline applies, please be sure to submit your application and all supporting documents by the specified date to be considered.
-
The Valley Home Store will review your submission in the order it is received. Once reviewed, they will contact you regarding the availability of housing and the next steps.
