A Partnership for Community: The Town of Avon & The Valley Home Store

The Valley Home Store proudly serves as the Program Administrator for the Town of Avon’s deed restricted housing program. Through this partnership, the Town of Avon and The Valley Home Store combine resources and expertise to ensure the program is managed with professionalism, transparency, and a focus on the community’s success and well-being. This collaboration underscores the Town of Avon’s dedication to fostering a vibrant, inclusive community by ensuring access to affordable housing for its local workforce and residents.

Guided by Avon’s housing goals and vision, The Valley Home Store provides a range of services to support the town’s affordable housing efforts, including:

  • Assisting buyers, sellers, lenders, and appraisers in the sale and resale of deed restricted housing

  • Calculating Maximum Sale Prices (MSP), including Permitted Capital Improvements (PCI)

  • Supporting buyers throughout the application process, verifying their eligibility, and ensuring all required deed restricted documentation is prepared for closing.

  • Facilitating lotteries for deed restricted units when needed

  • Offering homebuyer classes and individual credit counseling or budgeting sessions

Together, this partnership ensures Avon’s housing program is managed with the highest standards and always in the best interests of the community.

¡Mi Casa Avon! offers up to $100,000 to homebuyers to place a resident occupied deed restriction on the property they are purchasing within the Town of Avon. This preserves the unit for full-time residents in perpetuity and helps ensure that housing remains available for the local workforce. There is no price appreciation cap with ¡Mi Casa Avon!. Buyers work with their lender and real estate agent, alongside the Town of Avon, when purchasing the open market property of their choice. Funds are transferred to the title company at closing.

  • Processing Permitted Capital Improvements and determining the Maximum Sale Price (MSP)

  • Supporting sellers in preparing their property for resale

Sellers

While selling a deed restricted property may seem complicated, The Valley Home Store is here to guide you through every step and ensure full compliance with all program requirements.

  1. Contact The Valley Home Store: Notify The Valley Home Store of your intent to sell by emailing info@valleyhomestore.org.

  2. Review the Seller’s To-Do List: Understand the Seller’s To-Do List and the steps required to prepare your property for resale.

  3. Complete the Permitted Capital Improvement Process: Follow the Permitted Capital Improvements Process List to ensure you complete all required steps.

  4. Determine the Maximum Sale Price: The Valley Home Store will calculate the maximum allowable sale price based on your deed restriction.

The Valley Home Store works closely with sellers to ensure a smooth and transparent process, always keeping the community’s best interests in mind.

Owners

As a current owner of a deed restricted property, you are required to continually comply with the deed restriction and Avon Community Housing Policies, if applicable. The Valley Home Store provides the following services to support you:

  • Annual Compliance: Ensure your property remains in compliance with the requirements outlined in your deed restriction. Each year, around February 1st, you will receive an email with a link to complete your Annual Recertification. Once your submission is received, The Valley Home Store will provide an updated valuation within two weeks. Please note that, due to the high volume of responses during this period, it may take additional time to address each submission.

  • Leave of Absence Requests: A leave of absence for a Community Housing Unit may be granted at the sole discretion of the Program Administrator. Owners must provide written evidence explaining the reason for the leave and a commitment to return. This request must be submitted for review and approval prior to leaving. Any approved leave must comply with the terms of the deed restriction, and the unit may only be rented to an eligible household during the absence.

  • No Short-Term Rentals: Short-term rentals are strictly prohibited in all Community Housing Units, regardless of type. For more details, review the applicable deed restriction and Avon Community Housing policies.
