These requirements determine buyer eligibility and establish a Maximum Sales Price to help keep the home affordable over the long term. The home must be owner-occupied by a qualified resident as defined by the Town of Vail Housing Guidelines. Buyers must complete the Town of Vail Housing Application to participate in the lottery. Homebuyer Selection Lottery
The Homebuyer Selection Lottery will take place on January 27, 2026, at 12:00 PM in the Vail Town Council Chambers, with a virtual option via Zoom. Applicants are not required to be present to be selected.
Resale terms for the Town-owned home located at 955 Red Sandstone B2:

Terms: Sale is subject to the acceptance and execution of a real estate contract and the recorded deed restriction, including any financing contingency, appraisal, inspection, and other standard contract provisions.
Lottery process:
The Town of Vail will conduct an internal lottery selection process for persons who have submitted a complete application by the deadline.
A maximum of two tickets may be awarded per applicant:
One ticket is awarded to every participant who submits a complete application.
One additional ticket is awarded to participants with five years or more of qualifying employment.
No more than two tickets total may be awarded to any one applicant.
Completed online lottery application forms are due to the Town of Vail Housing Department by 12:00 PM on Tuesday, January 20, via the Town of Vail online form.
The selected purchaser must execute the purchase agreement by 12:00 PM on Friday, January 30, or forfeit the selection.
How to Apply
This process is conducted through the Town of Vail Community Housing Lottery Application, which is separate from The Valley Home Store’s application process.

Obtain a prequalification letter from your lender.
Make a digital copy of your valid, non-expired photo identification in PDF format.
HEIC images from phones will not be accepted.
Complete this affidavit form if you do NOT own property within the Town of Vail.
The form is not required if you already own a deed-restricted property within the Town of Vail.
Gather employment verification through one or more of the following:
Two recent pay stubs
Tax returns
A letter from your employer
Other benefits statements that support eligibility according to the deed restriction and housing guidelines.

To complete your online application, be prepared to upload your ID and, if applicable, the affidavit. All required documents must be submitted through the Town of Vail Community Housing Lottery Application.

The Town of Vail Housing Team will review your submission and score your application with 1 to 3 tickets, as outlined in the housing guidelines.

If your name is among the top five in the randomized drawing, you must submit the following additional documentation to housing@vail.gov within one day of the Homebuyer Selection Lottery:
The most recent two years of individual Federal Tax Returns.
A prequalification letter specific to the deed-restricted home.
Your two most recent pay stubs.
A copy of the certificate for a completed First-Time Homebuyer Course.
The certificate must be dated within five years of the lottery.
The course is required even if you already own a home.
If you are a business owner, please contact housing@vail.gov for details on extended requirements to verify that you work an average of 30+ hours per week throughout the year.
